Tempe is one of the most geographically compact cities in the Valley — just 40 square miles — but it contains more housing diversity per square mile than almost anywhere in the East Valley. Tempe is functionally four distinct submarkets sorted by school district, ASU proximity, and Tempe Town Lake access. Downtown and North Tempe near ASU are urban and rental-oriented, with mid-century homes alongside modern condos and infill development. Central Tempe has established master-planned communities from the 1970s–1990s. South Tempe (zip 85284) carries roughly a $200,000 premium over North Tempe on identical square footage — almost entirely because of the school district split and family demand for Kyrene Elementary District and Corona del Sol High School.
That range translates directly to service calls. A 1963 bungalow near Mill Avenue has galvanized plumbing, a panel from the Ford administration, and original ductwork still in service. Tempe Neighborhoods We Serve
South Tempe (Kyrene Corridor / 85284)
South Tempe is the family-oriented outlier — more suburban, served by the excellent Kyrene school district, and architecturally distinct from the denser north half of the city. South Tempe neighborhoods including Corona del Sol Estates, Alta Mira, Tally Ho Farms, Warner Estates, and the Kyrene corridor subdivisions were built primarily from the late 1980s through the early 2000s — homes that are now 25–40 years old and well into their first major service replacement cycle. AC systems, water heaters, PRVs, and plumbing fixtures from original construction are all approaching or past end of life simultaneously. EV charger installs are increasingly common as the family demographic here leans into the tech-corridor commute to Price Road and ASU Research Park. Water softener installs are routine — South Tempe's water hardness means every appliance benefits.
The Lakes (Central Tempe)
The Lakes is one of Tempe's most established master-planned communities — lakefront homes with private docks, a central park, and established 1970s–1980s construction throughout the community. The Lakes has exactly the aging-infrastructure profile that comes with 1970s mid-century master-planned development: original cast-iron or clay sewer laterals that have been in service for 45–50 years, galvanized supply plumbing in the oldest sections, electrical panels that were sized for a 1978 household, and AC systems in original ductwork. CIPP trenchless sewer lining is the right approach for any pipe work in The Lakes — the community's mature landscaping and lakeside setting mean excavation would be both destructive and expensive. Downtown Tempe / Mill Avenue / Maple-Ash
Walkable blocks around Mill Avenue and ASU with a mix of student-oriented housing, mid- and high-rise condos, and historic homes in the Maple-Ash district — one of Tempe's earliest neighborhoods. The older single-family stock in and around Downtown Tempe dates to the 1950s–1970s — some of the most genuinely mid-century construction in the East Valley, with original copper or galvanized supply plumbing, cast-iron drain lines, and electrical systems that predate modern load requirements. These are the houses being renovated by new owners who are buying into the area's walkability and proximity to ASU and Town Lake employment. Broadmor, Escalante, and Established Central Tempe
The established residential neighborhoods of central Tempe — built primarily from the 1960s through the 1980s — fill in the middle of the city between Downtown and South Tempe. These are family neighborhoods with a quieter, community-oriented character — less rental pressure than the ASU corridor, more established long-term homeowners. North Tempe (85281 / 85282)
North Tempe's more affordable corridor runs along the US-60 and I-10 edges of the city — a mix of 1950s–1970s single-family homes alongside apartment complexes and commercial corridors. The older housing stock here has the most deferred maintenance in Tempe — original plumbing, electrical panels from the 1960s, AC systems in original ductwork that's been running through three generations of equipment. Investors buying these homes for renovation create a consistent demand for comprehensive service assessments: “what does this house actually need?” is a question we answer honestly with a full systems review rather than quoting based on what's visible at a glance.

Tempe has the largest concentration of genuine mid-century housing stock in our service territory outside of central Phoenix. Homes built in Tempe from the 1950s through the 1970s frequently have original galvanized steel supply plumbing — the same profile we see in Dobson Ranch and Mesa's historic core, but more concentrated in Tempe's core neighborhoods. CIPP sewer lining in The Lakes and central Tempe
Original cast-iron and clay sewer laterals in The Lakes and central Tempe neighborhoods are 45–55 years old. CIPP trenchless lining is consistently the right approach in these communities — The Lakes' lakeside landscaping and mature trees are as expensive to restore as anything in McCormick Ranch or Scottsdale Ranch if a sewer repair requires excavation.

Tempe is served by the City of Tempe Water Department, drawing from a blend of CAP and Salt River Project water.
