The 1970s construction profile means we regularly see galvanized steel supply lines that need repiping, original cast-iron sewer laterals approaching end of life, electrical panels that were adequate in 1975 but are now undersized for modern loads, and AC systems working in original ductwork that's never been replaced. Dobson Ranch is our most common Mesa repipe call and one of our most common CIPP sewer lining calls.

Las Sendas

Arguably the most prestigious master-planned community in Mesa — nestled against the Usery Mountains in northeast Mesa, with a resort-style golf club, gated sub-communities, custom homes from 1,800 to 5,000+ square feet, and a setting that blends luxury living with direct Sonoran Desert access. Las Sendas homeowners expect a premium service experience — the community's design standards carry into how trade work should look and perform. Multi-zone HVAC systems, high-end plumbing fixtures, and wine cooling systems for the larger custom homes are common alongside standard service calls. Red Mountain Ranch

An established master-planned community tucked against the base of Red Mountain in northeast Mesa — a private country club, an 18-hole golf course, and access to extensive hiking and biking trails in the surrounding desert preserve. Median home prices around $571,000, with larger homes on more generous lots than central Mesa. Red Mountain Ranch homes from the 1990s and early 2000s are now hitting their first major replacement cycle — AC systems, water heaters, and PRVs installed at build are 20–30 years old. Eastmark

One of Mesa's premier master-planned communities — award-winning schools, parks, community events, walking trails, and a family-friendly atmosphere near Phoenix-Mesa Gateway Airport. Eastmark is primarily new construction from the 2010s through today — homes still being built out, with the service profile that comes with newer builds: EV charger installs, water softener installs on homes that came without one, panel upgrades for growing electrical loads, and first-time AC maintenance calls on builder-grade equipment. The Gateway Airport corridor employment base drives a tech-oriented household demographic with high EV adoption.

Superstition Springs

A large master-planned community in southeast Mesa from the late 1980s and 1990s — one of Mesa's most recognizable community names, built around the Superstition Springs Golf Club and the Superstition Springs Center retail corridor. Homes here are now 25–35 years old, well into the first major replacement cycle for HVAC systems, water heaters, and plumbing. Water softener installs and AC replacements are the most common calls. Cadence at Gateway

One of Mesa's fastest-growing master-planned communities in the Gateway corridor — new construction still actively being built out. The Groves

An established community in northwest Mesa with a strong reputation for safety and community cohesion. Homes from the 1980s and 1990s in the $450,000–$550,000 range. AC replacements, water heater service, and water softener installs are the most common calls.

Central and West Mesa (Historic Core)

Mesa's original residential core — 1950s and 1960s homes that predate the master-planned community era, with the oldest plumbing, electrical, and HVAC systems in the city. These homes have often had multiple owners and multiple generations of system updates (and non-updates) layered on top of original construction. Repiping, panel upgrades, CIPP sewer lining, and full HVAC replacement are all common. Mesa's Hard Water Profile

Mesa is served by the City of Mesa Water Resources Department — a blend of CAP Colorado River water and Salt River Project water with hardness that ranges from 12 to 22 GPG depending on the part of the city and time of year. That's one of the higher hardness ranges in the East Valley, and it creates specific service implications:

  • Dobson Ranch's original galvanized and cast-iron plumbing has had 50 years of hard water running through it — mineral scale has been accumulating inside those pipes since the Ford administration
  • Tankless water heaters in Mesa without a softener upstream will accumulate scale inside the heat exchanger within 18 to 24 months

The Repipe Reality in Dobson Ranch and Central Mesa

This deserves its own section because it comes up on almost every plumbing call in Mesa's older neighborhoods.

Homes built before 1985 in Mesa — Dobson Ranch, West Mesa's historic core, and the established central Mesa subdivisions — frequently have original galvanized steel supply plumbing. Galvanized pipe has a typical service life of 40 to 70 years depending on water quality. In Mesa's hard water environment, scale accumulates inside galvanized pipes continuously, gradually reducing the effective interior diameter. The symptoms homeowners notice: low water pressure that gets progressively worse over years, discolored water (rusty or brownish), and eventually leaks at fittings or joints as the pipe wall corrodes through.

Once galvanized pipe reaches this stage, patching individual leaks is treating symptoms rather than the cause. A whole-home repipe — replacing galvanized supply lines with copper or PEX — resolves the pressure issue, eliminates the water quality problem, and removes a source of ongoing leaks and damage risk.
