Pre-departure (April–May): AC tune-up, water heater set to vacation mode, whole-home plumbing inspection for slow leaks, PRV check, and filter changes before the home sits unoccupied.
Return-startup (September–October): System restart inspection, water heater flush, filter replacements, and a condensate drain flush — drain lines that sat dry all spring clog quickly when fall humidity returns.
