Sun City Grand was built from the late 1990s through the 2000s — which puts its oldest sections at 25+ years old and entering a first major service cycle that's different from the original Sun City (1960–1978) but still meaningful. AC systems installed in 1999 are now 26 years old in Arizona's demanding climate; water heaters and PRVs from original construction are reaching end of life. The community's active adult demographic values straight answers and honest assessments — same approach we bring to Sun City and Westbrook Village in Peoria.
Marley Park
One of Surprise's most family-oriented master-planned communities — charming architecture, tree-lined streets, pocket parks, walkable layout, and community events that create a small-town feel. Marley Park homes from the early-to-mid 2000s are now 20–25 years old. In Arizona's operating environment, that means first AC replacements, first water heater swaps, and water softener installs on homes that came without one. The West Valley Distance — Addressed Honestly
We'll be straightforward about this: Surprise is the furthest community from our offices in our service territory. Our north Phoenix office at 39218 N 17th Ave is the closer one — Bell Road or Happy Valley Road west to the Loop 303 puts most of Surprise within 35 to 45 minutes depending on traffic and which part of the city.
That's further than our Queen Creek or Phoenix office driving to Gilbert, Chandler, or Mesa. What it means practically:
- Same-day service is our goal and we achieve it for most Surprise calls, but for a 3 p.m. no-cooling call in July when every bay is busy, Surprise may be a next-morning appointment rather than same-day. We'll always be honest about timing when you call.
- For scheduled service — AC tune-ups, water softener installs, EV charger installs, water heater replacements — there's no difference in our service delivery compared to any other city.
- For emergency calls in Sun City Grand or Surprise Farms involving elderly residents or vulnerable individuals, we prioritize regardless of distance. Call us and tell us the situation.
