Gilbert is one of the largest cities in the East Valley, and its housing stock spans nearly four decades. Val Vista Lakes went in during the late 1980s. Power Ranch and Morrison Ranch filled out the early 2000s. Agritopia, Seville, and Cooley Station layered on through the 2010s. The Heritage District downtown predates all of it. Those homes do not have the same service profile, and we don't treat them like they do.

Power Ranch
One of Gilbert's largest master-planned communities, built primarily from 2000 to 2007 around lakes, greenbelts, and two community centers. Those original 2002-era AC systems, water heaters, and ductwork are now 20+ years old — right in the replacement window under Arizona operating hours. Power Ranch is one of our highest-volume Gilbert neighborhoods for full system changeouts, and the HOA has equipment and screening standards we already work within.
Val Vista Lakes
Gilbert's lakeside community, built through the late 1980s and 1990s — the oldest significant housing stock in the city. Original sewer laterals here are 35 to 40+ years old, which puts Val Vista Lakes squarely in CIPP trenchless lining territory. The lakeside setting makes excavation particularly undesirable: mature trees, established landscaping, and irrigation systems that cost more to restore than the pipe repair itself. Lining the existing line from a single access point avoids all of it.
Morrison Ranch
Tree-lined streets, ranch aesthetics, and strict architectural standards. Homes range from late-1990s originals to newer phases, so the service profile spans first-replacement HVAC calls and warranty-age tune-ups in the same neighborhood. Morrison Ranch's mature landscaping and irrigation also means we approach any outdoor plumbing or electrical trenching carefully.
Agritopia
An agrihood with design standards that genuinely change how a job gets done — equipment placement, exterior conduit runs, and lighting all have to fit the community's look. We plan installs in Agritopia around those standards instead of discovering them halfway through. Popular here: recessed and outdoor lighting, EV chargers, and high-efficiency HVAC replacements.
Seville
A gated golf community in south Gilbert with mid-2000s builds now hitting their first major equipment cycle. Larger homes often mean two systems or zoned HVAC — and when one zone runs hot while another freezes, the fix is usually damper and control work, not a new condenser.
Cooley Station
One of Gilbert's newest areas, built from roughly 2015 onward near the Gilbert–Queen Creek line. Equipment is still young, so the work here skews toward maintenance, warranty-adjacent diagnostics, water treatment for hard water, EV charger installs, and smart thermostat setups. Cooley Station is about ten minutes from our Queen Creek office.
Heritage District
Downtown Gilbert's historic core — the oldest homes in the city, some pre-dating the master-planned era by decades. Original galvanized or cast-iron plumbing, undersized electrical panels, knob-and-tube remnants in the oldest stock, and HVAC retrofits into homes never designed for ducted central air. This is careful, experienced work, and it's the opposite of a Cooley Station service call.
