Chandler's residential geography splits cleanly along Loop 202. North of Loop 202 sits the older established Chandler — historic downtown, mid-century neighborhoods, and the central residential corridor. South of Loop 202 is modern master-planned Chandler — Ocotillo, Fulton Ranch, Circle G, Sun Lakes, and the communities that have absorbed most of the city's growth since 2000. The service profile is completely different on either side of that freeway, and we know both.

Ocotillo
Chandler's crown jewel — a 1,400-acre master-planned community organized around the Ocotillo Golf Club and a system of man-made lakes and waterways that create a resort-like atmosphere year-round. SFR median prices in Ocotillo push toward $749,500, with direct lakefront properties commanding meaningful premiums above that. Ocotillo homes range from attached townhomes near the water to large custom and semi-custom single-family homes — and the service profile spans accordingly. Multi-zone HVAC systems in larger homes, EV charger installs for tech-corridor households with two EVs in the garage, panel upgrades to support growing electrical loads, and water softeners on homes that came without one. Ocotillo's lakeside setting means mature landscaping that homeowners want preserved — CIPP trenchless sewer lining is the right approach for any older pipe work rather than excavation.
Fulton Ranch
A master-planned community built around a golf course and lakes in southeast Chandler, with median home prices pushing toward $650,000–$765,000 and a resident profile that directly reflects the technology corridor employment base. Fulton Ranch is one of the East Valley's most consistently appreciated master-planned communities. The household demographic here — semiconductor and tech workers earning well above median income — drives specific service patterns: EV chargers (often two per household), panel upgrades that weren't planned for during original construction, smart thermostat and zoned HVAC installs, and water softeners that protect the tankless water heaters now common in this community.
Sun Groves
Located in southeast Chandler, Sun Groves offers affordability and access to top-rated schools with median home prices around $480,000. Sun Groves attracts families who want Chandler Unified's best schools at a more accessible price point than Ocotillo or Fulton Ranch. Homes here from the late 1990s and 2000s are entering first replacement cycle territory — AC systems, water heaters, and PRVs approaching end of life simultaneously. Circle G at Riggs Homestead
A distinctive community in southeast Chandler — large equestrian-zoned lots with horse privileges on what was historically Chandler's agricultural land. Circle G attracts homeowners who want space, privacy, and no master HOA while staying within Chandler Unified and close to the tech corridor. Larger electrical loads from property equipment, well water on some parcels, and custom home service work are the typical calls here.
Sun Lakes
Sun Lakes serves Chandler's active adult population — a master-planned retirement community in south Chandler with golf, recreation facilities, and an established resident community. Sun Lakes homes from the late 1970s through 1990s are now 30 to 45 years old — a similar service profile to Sun City, with aging sewer lines, original ductwork still in service through multiple AC replacements, and electrical panels that were sized for a very different household load. CIPP trenchless sewer lining, AC replacement with duct inspection, and panel assessment are all common calls. Same honest-diagnostics approach as Sun City — Sun Lakes homeowners deserve straight answers, not sales pressure.
North Chandler (85224 / 85225)
North Chandler carries a median home price around $427,000 — accessible, well-established, close to the Loop 101/202 employment corridor. The older residential neighborhoods of central and north Chandler — built primarily from the 1970s through the 1990s — have the aging infrastructure profile that comes with that era: cast-iron or galvanized plumbing on the oldest properties, original ductwork still running through multiple HVAC generations, and electrical panels that were sized for a 1985 household. AC replacements, water heater service, drain cleaning, and water softener installs are the bread-and-butter service calls in north Chandler.
Warner Ranch and Clemente Ranch
Established master-planned communities from the 1990s in south-central Chandler — family-oriented, strong schools, and homes that are now 25–35 years old. Clemente Ranch in particular has shown strong appreciation. First-cycle replacement work is common: AC systems, water heaters, and PRVs from original construction hitting end of life. Downtown Chandler Corridor

The tech-corridor household profile drives some of the highest EV adoption rates in the Valley. Level 2 home charger installs (240V, 50-amp dedicated circuit) are one of our most common Chandler electrical calls.
